What is Covered in a HVAC Maintenance Plan for Your Home?
Your residential HVAC system needs to be routinely serviced for it to perform at peak efficiency. The items included in a HVAC maintenance plan help you discover problems that your system might have. This in turn can help you prevent major repair expenses in the future.
At Metal Masters, we offer a maintenance plan we call the Smart 1 Plan. This is a once-a-year service call from one of our expertise technicians and includes both heating and cooling checks. Read below to view a partial description of what’s included. Or, visit our residential planned maintenance page for more details.
System Check
Air Filters
Your air filtration is a critical part of your HVAC system. We’ll assess the type of filtration you have (i.e. filter, PCO kit, Air Scrubber, or washable filter) and look for any issues. If you want, and if we carry the correct filter for your system, we can provide and replace it for the additional price of that new filter. Some customers supply their own filter. You can also purchase new filters on our website.
Blower Section
Our technician will lubricate the motor and bearings as needed. Lubricant reduces the friction between moving parts and prevents unnecessary wear and tear on critical components of your system. They will also check for excessive vibration, assess the air flow settings, and clean the indoor blower wheel if needed.
Heating and Cooling Operations Check
Heat Pump
We will check the cleanliness of the indoor and outdoor coils. We will also inspect the refrigerant piping for obvious leaks, and check contactors and capacitors on the outdoor unit. For the blower part of the system (i.e. air handler), we will check the heat strip operations, run capacitor, blower motor, and blower wheel. This will help ensure optimal operation of your system and help prolong its life.
Gas Heat
Our technician will check the Furnace blower motor and blower wheel. They will also check other items such as the burners, heat exchanger, combustion blower, flame sensor, pressure switches, and ignitor. Checking these parts of the furnace will help protect your household from the dangerous effects of carbon monoxide.
Oil Heat
We will change the oil filter if needed. This is a critical component that keeps the furnace running optimally and helps prevent potential damage. We’ll also inspect the smoke and flue-draft readings, check the cad cell, and replace the nozzle.
Air Conditioner
Our technician will look for any refrigerant piping leaks. These leaks contribute to a loss of cooling and efficiency, and the potential for system failure. They will also check the wiring, condensate, condenser fan, and temperature split—all items that directly affect your indoor comfort.
Accessories Check
We will inspect any accessories that are a part of your HVAC system. This includes items such as humidifiers, heat recovery ventilators, PCO filtration systems, or Air Scrubbers. These are components that enhance the health of your home’s air quality.
